Each applicant who applies for an apartment must have a valid social security card and a government issued picture identification card.
Occupancy Standard -
A maximum of two (2) persons per bedroom with no more than two (2) adults per bedroom. Adult is defined as a person over age of 18.
Lease holder(s) must be 55 years or older, including head of household. Unless otherwise specified.
Gross monthly income of household must be 2.5 times monthly resident paid portion of rental amount. All sources of earned and unearned income must be verified in writing. Section 8 voucher holders must have income of at least 2.5 times their portion of the monthly rent. Maximum household income guidelines are as follows:
MAXIMUM ANNUAL INCOME FOR RENT RESTRICTED APARTMENT HOMES ONLY
Applicant must 1) be employed with current employer for at least six months; 2) have current job and at least six months employment with previous employer; or 3) have Social Security or retirement benefits that meet property income requirement.
Rental History -
Six (6) months current or one (1) year previous verifiable rental history. Rental history at the current and previous residence must include satisfactory rental payment history, no eviction history, sufficient move-out notice, all lease terms fulfilled, and/or any landlord debt owed must be paid in full. No rental/mortgage history may require an additional deposit.
Credit Score must be 500 or above. No credit will be treated as good credit. Credit must be at least 50% good. No bankruptcy in last 7 years. No foreclosures in last 7 years. No legal items in last 3 years i.e. judgments. No landlord debts in last ten years, unless proof of being paid is provided. No utility debts in last ten years, unless proof of being paid is provided. Additional deposits will be required if credit is less than 50% good.
Criminal Background -
No applicant, resident or occupant may have been indicted, arraigned, or convicted of a felony charge, or a Class A misdemeanor. No misdemeanor for injury to a child, bodily harm or drug distribution or drug paraphernalia. No sex offenders or OFAC/Terrorist. This includes persons who have received deferred adjudication and/or have not yet satisfied the probationary period of a deferred adjudication. Background for all adult occupants will be checked.
A maximum of 2 pets per apartment is permitted. A pet whose breed or dominant breed weight exceeds 25 pounds at maturity are not accepted, and must be at least one year old. The following dog breeds or partial breeds are not permitted: Pit Bull Terrier, Rottweiler, Husky, Bullmastiff (Presa Canario), German Shepherd, Akita, Chow and Doberman. Any mixes of any of the breeds listed are also not allowed. Exotic animals and reptiles are not accepted. Additional restrictions may apply. Support animals are not considered pets and are allowed to reasonably accommodate a handicapped leaseholder or occupant. All animals must be photographed by management before approval. $300 Refundable Deposit is required per pet.
Section 8 -
All Section 8 Voucher holders are welcome to apply for residency and will be provided the same consideration as all other applicants.
Full-Time Students -
Must inform office staff if you were a full time student within this calendar year. Restrictions do apply
Disability Qualifications -
A special needs individual person is defined as having a physical or mental impairment, which substantially limits one or more major life activities (i.e. self-care, performing manual task, walking, seeing, hearing, speaking, breathing, learning, or working). Physical or mental impairments entail a lengthy list of infirmities which can include, but are not necessarily limited to, such diseases and conditions as orthopedic, visual, speech, and hearing impairments, Cerebral Palsy, Autism, Epilepsy, Muscular Dystrophy, Multiple Sclerosis, Cancer, Heart Disease, Diabetes, Human Immune Deficiency Virus (HIV) or (AIDS) infection, mental retardation, emotional illness, drug addiction (OTHER THAN ADDICTION CAUSED BY CURRENT ILLEGAL USE OF CONTROLLED SUBSTANCE.), Alcoholism.

Leave appropriate application fee, application deposit and completed required paperwork. Application deposit will be required to hold the apartment. The deposit will be applied to move-in fees at the time of move-in. Application deposit is Non-Refundable after 72 hours.

I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTY'S RENTAL QUALIFYING OR SELECTION CRITERIA, OR IF I FAIL TO ANSWER ANY QUESTION, OR IF I PROVIDE FALSE OR MISLEADING INFORMATION, THE PROPERTY MAY REJECT MY APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE, AND MAY TERMINATE MY RIGHT OF OCCUPANCY IF I HAVE ALREADY TAKEN POSSESSION OF A RENTAL UNIT AT THE PROPERTY.
